Asletts Ltd were appointed to carry out essential external restoration works at Marina Park, a prominent Georgian-style residential building overlooking the seafront in St Leonards-on-Sea, East Sussex. Built in 1888, the property’s rendered façade had suffered from prolonged exposure to harsh coastal weather conditions, requiring a durable, breathable solution to ensure long-lasting protection and improved aesthetic appeal.

Due to its seafront location, Marina Park is exposed to high winds, salt air and intense seasonal changes – all of which had taken a toll on the painted render over the years. The goal of the project was to:
• Restore and protect the aged rendered surfaces
• Improve the building’s exterior appearance
• Ensure long-term durability in a marine environment
• Use breathable materials to maintain the structural integrity of the render
Access and weather scheduling were also considerations, given the scale and location of the building.
Asletts carried out a comprehensive external refurbishment of the rendered surfaces, beginning with a thorough cleaning of the façades to prepare the substrate. A specialised paint system from KEIM was selected for its superior performance in marine environments, including:
• KEIM Soldalit-Grob: used as a priming coat to even out surface texture and fill minor hairline cracks
• KEIM Soldalit-ME: applied in two coats to provide a UV-stable, mineral-based finish with long-term breathability and resistance to salt-laden winds
This system not only enhanced the visual appearance of the building but offered an environmentally friendly and fire-safe solution, ideal for exposed and historic properties like Marina Park.
The transformation delivered a professional, refreshed exterior that is both durable and visually in keeping with the Georgian architecture. The breathable paint system will help protect the building for years to come, minimising the risk of blistering or peeling that is common in coastal refurbishments.
